Open-air retail · Early access

Price every storefront on the traffic it really gets.

VideoBI counts the visitors that phone-panel data only estimates: people passing each storefront and walking in, cars in the lot by hour, how long shoppers stay in the plaza, how many hours vendors actually spent on property. It turns the center's cameras into the evidence behind rents, leasing, parking and redevelopment.

The blind spot

Most rents are set without measured traffic.

A center's value rests on its traffic: what each tenant's frontage sees, whether the anchor drives visits to its neighbors, how much of the parking lot is ever used. Most owners rely on phone-panel estimates and tenant-reported sales.

Tenant traffic is estimated

Panel data samples phones; it can't tell you how many people passed a storefront and walked in.

Parking is assumed full

Lots sized decades ago may have acres that are never used, and could be redeveloped.

Vendor hours go unchecked

Landscaping, cleaning and security vendors bill hours the center rarely checks.

What VideoBI measures

Every camera becomes a source of data.

An edge device on site reads the cameras and writes readings for the zones that matter. The video stays in the building.

Performance

Where measurement raises revenue and lowers costs.

Revenue up

Set rents from measured traffic

Frontage passes and entries per tenant show which spaces are underpriced for their traffic.

Lease vacancies with evidence

Show a prospective tenant the traffic in front of the space.

Prove what events and programming do

Attendance and dwell during events, and traffic to tenants afterward.

Find land to redevelop

Parking that stays empty even at the peak can be redeveloped as a pad site.

Costs down

Verify vendor hours

Hours landscaping, cleaning and security vendors actually spent on property.

Keep common areas in condition

Trash, spills and blocked walkways found and fixed with evidence.

Reduce after-hours loss

Activity at docks, service drives and remote lots after hours.

Keep fire lanes clear

Vehicles parked in fire lanes, flagged live for security.

Every level of the organization

Dashboards for executives, managers and frontline teams.

Each role sees the same governed numbers, arranged for the decisions it makes.

Executives · Decide

Which tenants and spaces are underpriced, and what the land is worth.

  • Traffic and capture rate per tenant, against rent
  • Anchor pull on neighboring tenants, hour by hour
  • Parking use behind redevelopment decisions
Example

Four tenants below the rent their traffic supports

Anchor entries lift neighbors' entries within the hour

Remote lot: never above 30% full this year

Managers · Operate

How the center ran this week, and what to fix.

  • Traffic by entrance, walkway and hour
  • Condition issues and how fast they were fixed
  • Vendor hours on property against the contract
Example

Saturday footfall up after the market event

Plaza trash over capacity twice this week

Landscaping: 22 of 30 contracted hours on site

Frontline · Act

What needs attention on the property now.

  • A car in the fire lane
  • Trash or a spill in a common area
  • The lot filling up, with where to direct drivers
Example

Fire lane: car parked 6 min

Plaza trash 95% full

Lot A full · direct to Lot C

Ask

Questions answered from your cameras.

Ask VideoBI in plain language. It investigates across every site and answers with the numbers and the evidence behind them.

  • “Which tenants get the most traffic for the rent they pay?”
  • “Does the anchor actually drive visits to its neighbors?”
  • “How much of our parking could we redevelop?”
  • “Are we getting the vendor hours we pay for?”
Which tenants get the most traffic for the rent they pay?

Ask answers from your own sites' readings: the measured numbers, the sites and hours behind them, and what the cameras can't see.

The return

What the system saves, and the decisions it informs.

Recoverable dollars are counted week by week and pay for the system. Decisions about capital, leases and operating models made with the same evidence affect results for years.

The arithmetic

What you price with your own numbers

Rent
the gap between current rent and what measured traffic supports × square feet
Land
parking never used at the peak × the value of a pad site
Services
contracted vendor hours not seen on property × the vendor's rate
